We are an independent and family run multi award winning estate agent with over 50 years of combined experience over 3 offices in Chorley, Leyland and a brand-new office in Bamber Bridge. Both Chorley and Leyland are consistently the highest selling agents in their respective areas, in the past few months selling more than double any other agent. The Chorley branch is the 3rd highest selling in Lancashire with Leyland ranking 11th out of 466 and Bamber Bridge already listing the most houses in the area despite only being open a few months so far. It’s simple! We get you the best price for your house by giving you maximum marketing exposure. The majority of our homes sell within 2 weeks of going to market, achieving on average 105.2% of the asking price. Our database

We’re not just selling the most houses, we’re selling more than double any other agent in our areas! This means we have the biggest database of potential buyers. We register more than 800 new buyers per month and send out more than 2,000 property matches per day. These reach our clients before they even hit Rightmove or Zoopla! More than half of our sales come from our matching system- you won’t find another one like it! Without this we wouldn’t be able to achieve the sale prices we do. If you ask us, this tool is worth every penny you spend on our service alone.

 

Professional photography

Our photographs attract huge interest and are continually praised as a major aspect of our marketing process. They are the most important part of the presentation of your property on the market. Our in-house photographer will make your home look amazing with our professional lifestyle photographs, outclassing any other photos in the business. Walkthrough video tour

A virtual tour is the next best thing to a physical viewing helping us to sell your home, giving people a life-like walkthrough and preventing your time being wasted on half-hearted viewers. Rightmove are widely implementing these by replacing one of the main images with this video. We also use these for our social media prior to marketing with one property getting over 350,000 views alone. The best part is, we offer them completely free for those who want one!

 

Detailed and to scale floorplans

All of our properties receive a detailed, scaled floorplan including the square footage. This is a great way for your buyer to understand the layout of your property to ensure that it meets their needs before having a viewing.

 

Place your home at the top

When a buyer searches online, there are hundreds of properties for them to choose from. The first step is to grab their attention. To do this, we apply a ‘Featured Property’ slot to our Rightmove listings which keeps your property in the top spot on the search list for your first week of marketing, thus creating double the enquiries of a normal listing. The RRP for these are £300.

Premium listings are 50% bigger, bolder and displays more photos to highlight the best features of your home – this means 20% more property views on average. The RRP for these are £250.

Your listing will receive a feature property slot and premium listing at no additional cost, saving you £550.

 

Putting you in all the right places

All our property listings are on more than thirty property portals including the big four - Rightmove, Zoopla, Prime Location & On The Market.

 

Social media

Every new potential buyer that registers with us is invited to follow us on Facebook where they can view new properties before they hit the market. This has created a pool of hot buyers waiting for your home. Our Facebook page alone achieves over 50,000 engagements a month. Your property will also be advertised on our other social media platforms such as Instagram, YouTube and LinkedIn.

 

Accurate pricing

A recent study from Rightmove showed that sellers were ‘twice as likely to sell if priced right the first time’, making it extremely important to use a valuer with enough knowledge and experience to price your home correctly the first time around. The study claims that properties priced correctly are on average getting offers accepted 26 days quicker than those that have had atleast one reduction. Our team of dedicated valuers have spent years in the industry, researching comparable properties and prices to ensure you stand the best chance of hitting a maximum yet realistic sale.
